WHAT IS A SAP CALCULATION What is a SAP calculation?SAP stand for Standard Assessment Procedure and is a calculation recommended by the Government to measure the overall energy officiency of a property. It produces a rating between 1 and 100 based on the amount of energy required for space heating, water heating and lighting. Tagged onto the SAP rating is a Predicted Energy Assessement which gives the dwelling an Energy Efficiency Rating on a scale between A and G with A being the most efficient. This is a similar scheme to that used for Electrical Appliances. The SAP calculation is undertaken at Design stage to check for compliance and at Completion to reflect any changes that may have been made during the construction. A Predicted Energy Assessement is provided at the Design stage which can be used for marketing purposes, the actual Energy Performance certificate is provided when the dwelling is complete and the full postal address known. Do I need to have a SAP rating?Yes if you are building a new dwelling or converting an existing building into a dwelling.
This will form part of the Building Control application and Building Regulation completion certificates will generally not be issued if a SAP rating and related Energy Performance Certificate has not been provided. Carbon Emissions
The SAP calculation will include the Target (TER) and Actual (DER) Carbon Emissions from the dwelling which will be needed to demonstrate compliance with Part L to the Building Regulations Who can provide a calculation?
They must be provided by Government Accredited Assessors. MSBC are registered with Elmhurst and are fully approved to issue SAP Calculations and Energy Performance certificates. When do I require a calculation?
It is recommended that a calculation be carried out at early design stage to check that the building will comply with the carbon emission requirements contained within the calculation. If the requirement is not met then changes will need to be made to achieve compliance. An ‘as built' calculation will then be required at the end of the project. Do I need a SAP calculation for an extension?
No but as a general rule you will need to keep the glazed area to less than 25% of the floor area of the extension. However if an energy analysis of the extension is undertaken the glazing can often be increased. MSBC are experienced at preparing these calculations. What information is required?
Hard copies of scaled plans, elevation and section are required. We will also require details on the insulation, heating and hot water systems and to assist you have a questionnaire that can be completed and returned to us to enable the calculation to be undertaken. The drawings can be returned if requested. How long will it take?
When providing a quote we will always provide you with a timescale for providing the calculation. This is generally two weeks. We can provide a quicker turn - around service if necessary. PDF copies of the calculation will be e-mailed to you as soon as the calculation is done. How much does it cost?The fees for SAP calculations depend upon the complexity of the scheme but start at £50 which includes the Design Calculation, As Built Calculation and Energy Performance Certificate. Should the design calculation show that the building fails to meet the Carbon Emissions Target we will advise you of the changes you should make and recalculate at no extra charge. Minor changes can also be made during construction without further charge.
For multiple dwellings of similar house types, conversions or extensions, please contact us for a bespoke quotation. Payment is required within 7 days of completion of the calculation. What is included in our fee?We will provide you with a SAP calculation based on the information you have provided which will give you the SAP rating together with the DER and TER Carbon Emission calculations. We will also provide you with check lists for Building Control and the Builder. We will give you practical advice on any changes that may need to be made to achieve compliance. We will also include in the price a Predicated Energy Performance Certificate which can be used for marketing purposes during construction.
On completion of the work we will provide you with an "as built" SAP calculation and Energy Performance Certificate for display in the property. This is on the assumption that there have been no substantial changes in the design of the property during the construction work. All our information is e-mailed to you as PDF copies, hard copies can be provided at a nominal fee. We will register the property & Energy Performance Certificate with Landmark as part of our service.
